General Questions

We accept tours, both walk-ins and by appointment.

Management is available onsite M-F from 9 am to 6 pm and Saturday from 10 am to 5 pm. We are closed on Sunday.

You may apply for an apartment by using our website.

An application is approved within 48-72 hours. Additional time may be needed if the applicant's screening takes longer to complete.

Your costs will vary based on your security deposit, prorated rent, and specials or discounts (if applicable).

You may pay using the resident portal or WIPS.

You may pay online with a debit or credit card for a small fee, or for free by linking your bank account.

Yes, our monthly fees include Cable and internet for $70, Smart Home Package $60, Valet Trash $30, and Pest Control for $7. Optional monthly fees are Rent Plus for $8.95 per person and our Damage Waiver Program for $22 monthly.

You are required to have liability renter's insurance, for which you may use a third party or opt in for our Damage Waiver Program.

Utilities are separate from the base rent.

You may call CPS at (210)353-2222 to start the electric service. Your water will be allocated by us, and you will see your first bill on your third month on your resident portal.

Our cable and internet package is through Spectrum.

We offer a resident referral bonus of $500 to the referring resident.

Anyone not listed in the list can't stay in the apartment for more than 2 days in one week without prior written consent, and no more than 4 days in one month.

You will pay the early termination fee of 200% of your rent in addition to giving a 60-day notice.

We offer short-term leases with a monthly premium of $150. The shortest lease term available is 6 months.

Yes, we offer free open parking and carports for rent. All vehicles on the property need to be registered on the parking software.

All homes come with a washer and dryer inside the home.

Quiet hours are from 11 pm to 6 am. There are no fees for communal spaces.

Maintenance

Make-ready process includes: checking all appliances and fixing or replacing them as needed, checking lights, faucets, disposal, and making any necessary repairs if needed. Painting, cleaning of the apartment, shampooing, or replacement of the carpet areas.

Input a work order through the resident portal. For emergencies, call the emergency line.

Maintenance issues are handled based on priority, with emergencies taking the lead.

Hanging pictures on the wall is ok, but painting or any other alterations will generate a move-out cost.
